Wildfire Insurance in California

Check policy terms, rebuilding limits, availability, and mitigation records.

Many homeowners policies cover direct physical loss from fire, including wildfire, but the declarations, form, exclusions, limits, and endorsements control each claim. A separate problem is availability: an insurer may decline new business or nonrenew a property under applicable rules. Start with your current policy and CDI's residential insurance guide, then compare any replacement on the same inputs.

What a homeowners policy pays after a wildfire

  • Dwelling: compare the stated limit with a current reconstruction estimate. Market value and rebuilding cost are different. Extended-replacement and ordinance-or-law coverage apply only when included and subject to their terms.
  • Other structures: check which detached structures are covered and their limit.
  • Personal property: verify the limit, replacement-cost or actual-cash-value basis, and sublimits for valuable items.
  • Loss of use: review covered triggers, dollar limits, and time limits for additional living expense.
  • Debris and smoke: read the applicable limit and claim conditions rather than assuming every expense is covered.

Record major improvements and review the declarations at renewal.

Compare the available placement paths

Eligibility and underwriting vary by insurer and property. Compare available admitted policies first. If reasonably available traditional coverage cannot be found, review the California FAIR Plan and any proposed companion policy together. A licensed surplus-lines broker may also present a nonadmitted option; compare its forms, exclusions, financial strength, taxes, and fees. If you received a notice, use the nonrenewal checklist.

Document home hardening

Use CDI's Safer from Wildfires framework and CAL FIRE's defensible-space guidance as checklists. Records may include roof materials, ember-resistant vents, enclosed eaves, upgraded windows, the first five feet around the structure, defensible space, inspections, receipts, and dated photos. Qualification, underwriting effect, and any filed discount vary by insurer; mitigation does not guarantee coverage.

What drives the price — and how to get a real estimate

A useful comparison uses the same address, occupancy, construction details, roof and system updates, prior losses, dwelling estimate, property and liability limits, deductibles, endorsements, and effective date. Insurers may evaluate these inputs differently. Compare the total price and forms for the complete placement—not a FAIR Plan or companion quote in isolation. Use a secure agency channel for declarations or other sensitive records.

Does homeowners insurance cover wildfire in California?

Many homeowners forms cover direct physical loss from fire, including wildfire, subject to their limits, exclusions, deductibles, and endorsements. Confirm the actual policy rather than relying on the product label.

Does renters insurance cover wildfire damage to my stuff?

A renters policy may cover belongings and additional living expense after a covered fire loss, subject to its form, limits, and deductible. The landlord's policy does not replace the tenant's own coverage.

What is a Difference in Conditions (DIC) policy?

A companion policy may add specified protections that the FAIR Plan form does not provide. Read both forms together; no label guarantees that every homeowners coverage or peril is included.

Are wildfire mitigation discounts real?

California's Safer from Wildfires program identifies mitigation measures used in insurer discount programs. Eligibility and the amount vary, so submit documentation and check the insurer's filed program.

My home survived a nearby fire but has smoke damage. Is that covered?

It may be covered when the facts meet the policy's covered-loss terms. Photograph conditions, preserve reasonable receipts, take safe steps to prevent further damage, and report the claim promptly.

How much does wildfire insurance cost in California?

There is no reliable price without a property-specific quote. Compare identical reconstruction, limit, deductible, endorsement, occupancy, mitigation, and loss-history inputs across each available placement.

Do I need separate wildfire insurance?

Often no separate wildfire product is needed when the property policy covers fire, but only the policy can answer that question. Check the fire and smoke terms, exclusions, limits, and endorsements.
